One of our favorites! This is a great place to "check out" and enjoy the Riviera Maya as it should be. A quiet uncrowded sandy beach, great snorkeling and incredible views of the turquoise sea against the blue sky. Seven Seas is a small condominium complex located in the quiet beach community of South Akumal, just two and a half miles south of Akumal proper.
South Akumal is a gated community, located along South Akumal Bay. The beach here is soft white sand, with some small rock outcroppings. South Akumal Bay is great for swimming and snorkeling as the bottom is generally sand. We always recommend water socks. This is one of the best beaches for young children.
Great option for those looking for a nearly empty beach with services just a few miles away. Each unit is 2 Bedroom, 2 Bath with one king and two single beds. All units are air-conditioned. TV and DVD.
Guests of Seven Seas enjoy a large beachside swimming pool with chaise lounges for relaxing in the sun. Each unit has a private patio area and is just a few steps from the sandy beach and water's edge.

We stayed at Seven Seas Condo #1 offseason, and only saw another couple once! That said, we had the pool and beach to ourselves! Beautiful location. Turtles nest right on our beach! We snorkeled right off our beach and saw many colorful fish. Akumal Bay is just north (a short drive) away, where we snorkeled with the turtles! Condo had 2 full bathrooms, which was a plus with 2 (almost) adult daughters! Kitchen was nice. Windows in every room we could see the beach from our condo. We were probably the farthest from the beach, but it was also more private, as I could imagine in busy season, people walking in front of the condos a lot. But not with unit no.1. Big patio area with huge table was great for meals. The one suggestion we would make is for the owners to get more comfortable seating in the sitting room. There are really only 2 chairs that are moderately comfortable, and a straight back bench, which was not. Hard to find places to sit for 4 people..someone ended up sitting at the kitchen table or in the bedrooms for just a comfortable place to sit. Had an ant problem too, but not sure if that is avoidable at the beach! Miguel, the caretaker, was a sweetheart! He made sure we had all we needed, gave us great information about the area, where to eat, and shop, and made us empanadas and a lovely bread when we arrived! This was a great location, very quiet and a safe area.

Beautiful and clean location quiet and away from it all. Small complex with great management and nice neighbors. A short drive to restaurants but worth it for the beautiful views and peaceful setting.

We are in the unit now, and unfortunately we have to leave the day after tomorrow. We absolutely love it here. The condo and the grounds are clean and well maintained, and the onsite staff is delightful. We like that we're close to town but not so close that we have to deal with lots of people. We usually rent a house, but this time we decided to save some money and rent a condo instead; and we are very happy with that decision. We were a little nervous that there would be a lot of noisy people around, but it is absolutely quiet here. The pool is great for our kids, and the snorkeling right out the back door is fun for the whole family. A washer/dryer in the unit would be a great upgrade, but we knew there wasn't going to be one here so I can't say I'm disappointed about that. I would highly recommend this condo.

We arrived in a downpour and the power was out, typical for Mexico. Our property manager, Miguel brought candles and assured us it would be back soon on and it was. He was at our disposal all the time and was a great help with taxis and restaurant recommendations. The condo was what was promised in the pictures, well equipped and comfortable. #6 is the best unit as you can throw a rock to the ocean and be lulled to sleep by the waves. Nice balcony and furnishings. The water pressure wasn't great, but it wasn't a problem. The best feature of the property is the concierge, David. He lined up our transportation to and from the airport, highly recommended, set up our ride to the Ruins and arranged for a private chef, Francisco to come and cook for us. The dinners were fantastic. You pick the menu and he does the rest. The downside for us was that you couldn't walk anywhere, no quaint little town close by, and the beach was beautiful but rocky and very hard to swim. If you are going for a relaxing getaway, it's perfect. If you are looking for nightlife or great restaurants and shopping, not the place to go. It was what we wanted and we had a great time.

The location is private and away from all the touristy stuff. It's a set of 5-6 condo buildings with guards and private entrance. The views are superb, waking up before 7am to watch the sunrise over the water and then 7pm sunset on the rooftop. Pool is cool and refreshing from the heat while the ocean is warm. Note, this beach is more rocky than Tulum beach (south). Just bring sandals or water shoes. There is housekeeping daily and Francisco (onsite manager) was friendly with recommendations and ensuring our stay was superb.

This is located in Akumal Sur which is a very chill location on the beach. It's about 2 miles from the main beach but much less crowded. It's surrounded by mostly larger villas and is very idyllic and beautiful. The condo is larger than it appears in the photos and is pretty nice. They have a concierge available by phone or email who is very responsive to any questions. There were only a few thing that could use improvement. It could use some updating, and the kitchen only had two coffee mugs, which I found strange, as there were more sets of glasses and plates. We ended up buying a mug at the local grocery store in Tulum for $1, so not a huge deal. They could stand to buy a new fridge, but it works and keeps the food cold. The kitchen is sufficient enough to make breakfast and other meals if you desire. The manager of the building is very friendly, and we had the pool to ourselves much of the time. It's a short drive to Akumal town and about 15 minutes to Tulum. I'd recommend it.

We had an amazing time at Seven Seas #3. The location was perfect, my son counted, it was 8 steps to the pool and not much farther to the beach!! The most amazing thing we witnessed were turtles hatching on the beach right in front of the condo, definitely a memorable moment. Miguel, Francisco and Lety are great people and do a great job. It was very easy to find and navigate with our rented car around South Akumal. We felt very very safe and never once had any issues. Make sure to have dinner at La Buena Vida and hunt the hermit crabs at night on the grass, kinda fun. Highly recommend!!! The reason for the 4 stars is because ALL the linens need to be replaced, I am certain they were clean but everything was stained and it was a bit of an uncomfortable feeling getting into stained bed sheets or washing dishes with stained dish clothes, that could be a real upgrade. Thank you!!

Loved this unit at Seven Seas. Steps from the beach with a large ocean-view balcony, Seven Seas felt like home from the minute I stepped inside. The bedrooms were spacious, the beds comfortable; the beach was wonderful and I loved the downstairs pool, too. Brand new kitchen, well-equipped. Lovely dining room and living room. Miguel the property manager is charming, friendly and accommodating--such a pleasure to meet him and his staff!
