Las Villas Akumal have thought of every detail to bring comfort and service to our guests. We offer a choice of 26 spacious 1, 2 or 3 bedroom villas with ocean or garden view with a fully-equipped kitchen, lounge, and terrace. We also have a rooftop restaurant, open for breakfast, lunch and dinner, with views across the Akumal Bays and a full day spa for your relaxing needs.
3 Bedroom Sea View Villas - For a maximum of 8 guests, 200 square meters comprising an ocean facing king sized bedroom with ensuite bathroom (shower only), a garden facing king suite with ensuite bathroom and small living area and a third bedroom which has 2 double beds and the same ample en-suite bathroom.
2 Bedroom Sea View Villas - For a maximum of 6 guests, 160 square meters comprising one ocean facing King size bedroom with full en-suite bathroom (shower only) and a second bedroom (garden view) with 2 double beds and the same ample en-suite bathroom.
2 Bedroom Garden View Villas - For a maximum of 6 guests, 90 to 110 square meters and varying floor plans, comprising one King size bedroom with full en-suite bathroom (shower only) and a second bedroom with 2 double beds and the same ample en-suite bathroom.
1 Bedroom/Studio Garden View Villas - For a maximum of 2 guests, 55 to 65 square meters and varying floor plans, comprising one King size bedroom with full en-suite bathroom (shower only).
Each villa features a well-equipped kitchen, lounge and dining area. The ocean facing villas have beach front terrace with views of the white sands that characterize the Riviera Maya and the beautiful blues of the Caribbean Sea.
All villas are always prepared with our guests in mind, shampoo, natural soaps, towels, bed linens, beach towels, and daily maid service. Central Air Conditioning, Wireless internet connection (ocean view villas only), satellite television, telephone and fully equipped kitchen also form part of the service along with our fully qualified staff. We invite you to actively take part in our "Friends of the Globe" programs where we are actively seeking to diminish our chemical usage, be it in the bathroom by asking you to use your towels more than once, or in our gardens where we use our own natural fertilizers from our own homemade compost, in the future we hope to use this same compost to grow our own organic herbs, vegetables and fruits.

Large and clean room with good shower although ours was located in a semi basement with no real view, patio, or private outside space. Quiet location and sandy beach but a bit cut off and the beach rocky/difficult to enter the sea by the hotel itself. Hotel provides snorkeling equipment for free. Easy 1-2km walk along the main beach to Akumal - very pleasant lots of Pelicans and other birds. However the only real hotel option on the beach at Akumal unless you go the mega all inclusive route (ie 'Secrets'). Next door to private club that was open for drinks and surrounded by private villas mostly owned by Americans. Main beach at Akumal is the place to snorkel for Turtles although it is now very controlled in most parts with swim lanes fairly congested and weather not ideal when we were there. We did see Turtles every day and it is still possible to swim straight off the beach to see them as we did without buying a 'tour'. Lol Ha restaurant on the main beach is good and a few shops behind the public entrance with ATM and a small local breakfast/lunch bar that was quiet and good value. Hotel restaurant OK, great view, but a bit limited.
Difficult to get out after dark without a car or a taxi and the hotel should provide information and/or options on local trips to Cenotes etc..
Akumal overall probably best on a day trip from Tulum, but a lot better than resorts further north unless you want the Cancun high rise all inclusive enclave.

We wanted something with some amenities, but small and intimate and that is just what we got at Villas Akumal. My partner, 4-year-old, and I spent a week here and it was just the right place to unwind and chill out. We were perfectly content to spend most days hanging around the pool or sitting on the beach, and then we walked to town down the beach each day for dinner, which was easier than anticipated. The water was a bit rough where we were due to it being particularly windy, so the ocean wasn't as accessible to us. But we were able to play at the waterline easily and it was actually less rocky that I expected, based on other reviews. As stated in other reviews, breakfast could have been better, but it was easy to add eggs for a more complete breakfast. Definitely appreciated Cynthia at the bar in the afternoons for a cocktail too. I hope we will be back soon!

Lets start with the negatives, its a bit rocky immediately in front, that's why its a bit desolate in terms of annoying sounds and such and you can take your snorkel gear and explore the wildlife 10ft from shore.
These rocks could easily be fixed by taking a 15min stroll up the beautiful beach. Where you have the tourist but no rocks and there while you are there enjoy the food and tourist activities.
Order lunch take it back to your hotel and park yourself in the balcony that overlooks the ocean. This is not a massive hotel just reserve a room that overlooks the beach. So you can fall asleep and wake up listening to waves crashing on soft sand.
I felt safe, but during the night I did avoid the temptation to unlock the glass doors and used the screen doors. just erred on the safe side. I had two young kids and a wife.

Spent a couple of nights here again this trip. We bounced around the Quintana Roo area this trip and just had to stay here when we were in the area. Our 2 bedroom suite was clean and spacious as we expected and were glad we were able to get a suite which was a flight of stairs from the pool and awesome beach. The ocean was surprisingly clean and calm this trip. Very quiet, we were able to relax and really enjoy the beach and great weather. We'll be back!

We stayed here for 3 nights. Rooms were fairly large and very comfortable. This place is very quaint and humble. Customer service was great. The breakfast was okay. The views were so nice! During our stay, we saw baby turtles hatch and make their way into the ocean. There were hundreds of baby turtles hatching. At night, we saw mother turtles laying their eggs. One has to be very quiet, to not scare them away. Getting to see the turtles was one of the most amazing experiences we have had on vacation. We will definitely be back here.

Stayed 4 days here in Akumal after 5 days in Tulum. Very different here - very quiet and relaxing. This resort is great for families as each villa is well equipped with excellent cooking facilities. It is a 20 minutes walk to village and taxis here are expensive. Unfortunately we found reception not very helpful as limited English. Should sharpen our Spanish speaking skills. Villa very clean and spacious. Pool great too.

Been here three times and it is my favorite spot once Mexican coast. It is relaxing and low key. The staff is friendly but it is not a resort. Coolest part is that on different trips we have gotten to see the green sea turtles lay their eggs and a few months later watch them hatch and the baby sea turtles make their way to the ocean.

We stayed here for the last few days of our week in the Cancun area. After a less than satisfying experience at Royal Solaris all inclusive, this was heaven! I wish we'd stayed here the entire time! We had the beach and pool area to ourselves most of the time. Breakfast on the upper terrace was small but satisfying. We ordered in from the restaurant on our last evening. Delicious! It was delivered right to our balcony door. Speaking of which, the HUGE balcony had a stairway leading straight to the pool area. And Hammock Swings! Need I say more?? The bedrooms, bathrooms, living area were beautifully decorated and very comfortable. Overall we were less than thrilled with the entire Cancun area. Won't be returning. Ever. Which makes me sad just because I'll never be back to Las Villas Akumal...

Only stayed for one night but this is the type of property that makes one wish for more time. We had 2 couples sharing a 2 bedroom condo and it was absolutely fantastic. Very nicely appointed in terms of space and amenities. Full bathrooms with huge showers, large living area and a patio that was to die for. We were directly in front of the pool and had our own walkway to it and the beach. The beach itself is very nice with lounge chairs and umbrellas, the surf was a little rough but it sure was scenic. The onsite restaurant was very good, food made to order at a reasonable price (breakfast buffet was included in our booking). They even delivered it to our door which made for a great evening sitting on the patio and having dinner. Loved our stay.
