Description

Villa Mariposa, a private beachfront getaway located on Tankah Tres beach in between Tulum and Akumal features an open and airy home inspired by the Maya in design and decoration. 

Steps away from this beautiful home one may relax in the loungers on the white sand beach under the shade of the palapa, swim, snorkel or take the two kayaks out for a paddle over the turquoise water of the bay. Freshwater Manatee cenote is a short walk from the villa along with three area restaurants and one dive shop.

Upon arrival, you enter the spacious circular living room designed to catch the sea breeze with a gorgeous view of the Caribbean sea that is crowned by a traditional Maya style palapa roof. French doors open the the oceanside patio from the living and dining areas. The house is designed to provide ocean views from each room. The fully equipped kitchen with bar area is the perfect place for entertaining and socializing. The dining area seats six comfortably.

The beach level master bedroom has a king size bed, private tiled shower, ceiling fan, and patio area. A sliding door connects this area to an outside shower that faces the sea. Going up to the second floor there is a large landing that overlooks the living room. On one side there is a second master suite with king bed, ceiling fans, shaded patio and private bath with shower. The third upper-level bedroom is furnished with two twin beds, ceiling fans, en-suite bath, and a private shaded patio. From the upper level take the circular staircase up to the rooftop deck and enjoy the sunrise and spectacular sunsets.

Head up the circular stairway to the second floor to the large landing overlooking the living room. On one side is the master suite with a king size bed, a private furnished shaded deck, a private bathroom with two sinks and an amazing white and green tiled garden shower with local plants.

On the other side of the second floor is the third bedroom with two canopied twin size beds, a private furnished shaded deck, and a turquoise tiled bathroom.

From the second floor, a circular stairway takes you to the roof where you will see magnificent sunrises and sunsets, enjoy views of Tankah Bay, the jungle, or you can watch the ospreys and pelicans dive.  The villa's unique design is inspired by local architecture using open windows to create a breeze that works as a sustainable passive cooling system. The house does not have mechanical air conditioning.

Magnifique maison située idéalement. Il faut en effet prévoir des chaussures de plage pour profiter de la plage et du superbe bras de mer situés juste en face de la maison, parfait pour faire du snorkeling. Et nous vous conseillons le cenote qui se trouve juste à côté ; ainsi que les ruines de Tulum. Cette maison nous a permis de passer un très bon séjour.

Rental process was very easy and property management group was incredibly helpful with scheduling transportation and activities. Louis and Nery were always available and we thoroughly enjoyed the meals they prepared. The only negative was the sea grass which prevented us from enjoying the beach but would still highly recommend!

The house is exquisite, really a marvel of craftsmanship. The way the ocean breeze finds its way through it is amazing. The bedroom ceiling fans add extra comfort at night. There’s thoughtfully placed abundant fresh water in the kitchen, at the top of the steps, and in a glass pitcher by each bathroom sink. Showers were good, and also beautiful as you can see by the photos. Beds and linens were nice. Kitchen isn’t fancy but it has everything and everything works. Luiz and Nery were so hospitable and friendly; we really enjoyed meeting them and loved the one dinner we requested from them. The location is great. Short walk to the cenote where it felt safe to leave a bag of clothes. Steps to the beach. It was May so the sargassum situation was regrettable. It was many feet wide on the beach just a few meters from the house and deep and rotting and really stinky. Some days the smell was more tolerable than others; it certainly didn’t get worse while we were there. Kayaking with the house kayaks, paddles, and life vests out to the reef where we could tie to a buoy and use our own snorkeling equipment was a highlight. No seaweed out there. But swimming close to shore wouldn’t be advisable. We were told by many that the whole coast was like that; it wasn’t true. The bays likely collect the sargassum in a way that straighter beaches and ones with more staff don’t. But even at those beaches, Playa Santa Fe, for example, where it was a delight to play in the waves, our silver jewelry tarnished- another interesting property of sargassum. We’d return in an instant; but might try to time it better. Unless the generous contributions to global warming and overfertlization from other nations continue at our current pace, that’ll make it tough.

The Pictures are exact of what we expected. Gorgeous private beach home finely decorated, comfy beds and linens, complete kitchen - lime squeezer appreciated! The 3 Kayaks we used every morning in the gentle bay followed with daily snorkeling. I loved the 3-4 fabulous restaurants to walk to. Very helpful and cautious caretakers. They kept us safe and lightly cleaned every day. We enjoyed a beer with Roger, the property manager. He was a wealth of information on the best cenotes and glorious beaches to visit. Nov Temp 80's and constant pleasant breezes through the home, Ocean perfect at 80 degrees and as blue and clear as can be. This was a gem home and vacation for our family of 6. The views were breathtaking. The showers even have incredible views. I do suggest lowering the patio hedge about 2 feet for a perfect patio view of the waves rolling over the shoreline! Every balcony was a joy to sip margaritas at sunset. I learned we are practically neighbors with you in SF and us in Sacramento, California! We greatly appreciate you sharing your lovely home and hope to visit again! Thank you, Judy

We stayed with a baby for almost 7 days at the villa and thoroughly enjoyed our stay. The location was a bit off Tulum, would therefore definitely recommend a car to get around. But it had the big advantage of being calm and right at the beach. The house itself was simple but with all the appliances and equipment needed, including a nice barbeque area in in front of the house. Even though there was no AC we never felt too hot inside the house, due to the great natural ventilation system. Communication was great and there is family living on the property (in a separate house) that comes by for housekeeping once a day. There was also the possibility to hire them as a cook, which we did once – they cooked a great meal for us. Furthermore, we forgot an item in the property and they organized a driver to bring us the glasses to our next stop which we really appreciated.

In early December, My wife and i were afforded the distinct privilege of 10 enchanting nights at Villa Mariposa. The home and location is incredible, a jewel on the sea. The location, greenspaces, architecture, furnishings, decor, and various artwork throughout lend a level of sophistication and opulence to the property. Each morning we enjoyed the unobstructed sunrise from the master; afternoons we walked on our own private beach, swam, or kayaked ; nighttime was reserved for any of the elegant oceanside dining experiences wi walking distance. (Plus there are countless activities/adventures away from VM: Cenotes, pyramids, beaches, ziplining, incredible shopping and dining,etc.).
Luis and Nery are incredibly lovely people who live on site in secondary home and serve as groundskeeper/chef and housekeeper... and although this may sound cliche, they are why VM is paradise found. Can't stress it enough. I'm an incredibly private person so initially i had hesitation renting a vacation home w "full time staff"... needless to say my reservations were misplaced.
Lastly, Akumal Reservations, Angel & David, amazing service from start 2 finish. Transportation from and to the airport, rental car delivery to VM, in home massages, etc... all of it provided seamlessly.

Three friends stayed here for a week in April. Had an amazing time. The house is spectacular--especially the large common area. There's no AC but that was not a problem for us (and I was nervous about it). With the windows open--and there are many windows overlooking the beach and the water--you feel totally comfortable day and night. The one thing the description undersells is the little area the place is located. There is an awesome cenote about a 5 minute walk away, with snorkeling, that's really fun. And there are several boutique hotels within a 10 minute walk that all have restaurants and bars, so we spent a lot of time just on our own little strip for drinks and dinner. Fantastic stay, very communicative hosts, highly recommend. And rent a car.

Stayed here for the 3rd time and we still enjoy the location so much. Caretakers and manager very friendly and helpful. But: The whole area has become a large construction site, especially 2 sites close to the house with a lot of noise from 8 a.m. till 9 p.m. (except Sundays). Trucks and people coming and going all the time. Sunset view from the rooftop terrace used to be so romantic. Not any more, because now there is a 5-storey-building obstructing the view. Fortunately, the house is very smart constructed, all other rooms directly facing the sea and sunrise over the caribbean is still visible. We will be back, but after a while, until the construction dust has settled.

We had an amazing stay here!! The house exceeded our expectations on every level. The directions we were given to get to the rental were a little outdated, so that might want to be looked at. It was in the dark when we arrived, so the landmarks they referenced did us no good. But Villa Mariposa came up on my google maps believe it or not, so that helped us find it! The house was so perfect for us, we barely even left. We had paradise right where we were. The secure neighborhood was great, restaurants and little store within walking distance, a beautiful beach right off the back porch.. I can't say enough good things about this rental. The caretakers of the property were great! Since there was just two of us, we didn't need a ton of attention or cleaning, so they just checked on us every day to see if we needed anything. I honestly don't have any negative feedback on this rental that I can think of. We do wish the 3rd bedroom was set up with a queen or king mattress, because we would have loved to bring our group of friends back to this property next year, so we had a find another house in the vicinity that could accommodate 3 couples. But other than that, absolutely perfect stay for us!
