I sent pictures to the property manager and Akumal Direct and asked for help and they came by and said it was “not possible”. The house itself and the pool area was run down. The photos misrepresented its cleanliness. Half of the pool furniture was broken or barely able to be used because the slings were so used. I’m sure there are other options they have that are better. Casa Iguana is not one of stay again.

Azul Riviera and Casa Iguana review

After our flight landed in Cancun, I was informed by Scott from Akumal Direct Reservations that Casa Iguana lost power and they were moving us to Azul Riviera. They updated our transportation and we had a seamless arrival after a grocery store stop (highly recommended going to the big grocery store on the way to Akumal as the grocery stores in Akumal are small). Azul Riviera was wonderful - private pool and backyard had a private entrance to the Ya-Zul Lagoon (no need to pay entrance fee). We snorkeled there daily. Miguel was so kind! My boys LOVED the loft beds. The bedrooms are air-conditioned. Highly recommend asking Akumal Direct Reservations for a golf cart rental so you can get into town. Unfortunately, we lost power on the afternoon of our last day. I informed Scott and he was great in giving us updates. After a few hours and no sign of power coming back on, he offered us the original house as it had power now (Casa Iguana). We put our luggage on the golf cart and made it to Casa Iguana at dusk. Daniel welcomed us and gave us a tour. We only were there for the night, but it was stunning. The private driveway/courtyard area is peaceful and the pool was a hit with the kids. The view of the ocean was amazing. There are 2 casitas that are both fully air conditioned. Wifi only works in one though. I wish we had more time to enjoy Casa Iguana!!! If we only had stayed here, I would have still rented a golf cart as my kids might not have enjoyed the hot walk back from town in July (hot!!). Our transportation through Akumal Direct Reservations was on time. So overall the company was great adjusting our stay - thank you Scott! Both locations were fantastic and truly memorable. Both Miguel and Daniel (and their wives) are fantastic and take amazing care of the properties. Thank you for taking such great care of us!

The 2nd villa out back is in serious need of update or replacement. All three thatch roofs are currently covered with tarps and you can still see holes in some areas of the roof and even some cracks in the walls let light in. It smelled musty there were some bugs in there too. It could be a great space with serious refresh. The step into the kitchen for this space is a hazard.
There were a couple occasions where strangers walked through the property from the beach, so private property signs are needed. I should not have to go out to the far roofed area by the water and ask someone why are they there.
The staff was quite nice and the meals were good made by Danny. For the price and what was available when we booked it was adequate at best. It has potential with more updates, but my group would not rebook here until there were updates.

Perfect setting for our family

The grounds were covered with gardens, plenty of places to sit, talk, eat, and have fun together. We loved the privacy, the beach, sunrises, and the many places to walk to (restaurants, ice cream, coffee, sandy beach). We are grateful to have found this place!

Second Stay at Casa Iguana

We loved watching sunrise from the palapa by the water and the gardens of the property were stunning. The men with our group enjoyed interacting with the iguanas and one day a Coati walked across the volley ball court while we were in the pool.
The location is perfect and safe. Very little Sargassum on the shore here due to a more rocky beach. The houses were well equipped and comfortable but I personally prefer a less firm pillow than what was provided but I managed just fine. I’m sure if I had requested a medium firm pillow the management wouldn’t have hesitated to provide. They are very responsive.
We used both houses for our group and still had rooms more if we needed.
We will return to Casa Iguana for our next annual visit to Akumal for sure.

Very comfortable House

We had him prepare dinner on the first night for the 6 of us and were shocked at the $175 bill. We spent $150 for groceries for the week and were not sure how he could spend $130 for the groceries for the one night. As a result, we did not have him cook for us again. We also had him call us a taxi one night. He quoted us one price and then the taxi told us a different price. He said his friend had to use another taxi company and that was their price. It was frustrating and he did not push to make it right.
We were a family of 6 who enjoyed our stay here. The photos and description are all accurate. It was clean, in great condition and the fans and ac were all in excellent working condition. The wifi was a bit slow at times but overall worked very well. WE liked that we could walk into town and felt safe in the area. A very private wonderful experience

Everyone was so impressed it was the best guacamole we had our entire trip. The houses were spotless and anything we did need Daniel and Patricia took care of immediately. The beds were comfy. The bathrooms were stocked with basic toiletries. Filtered bottle water in all bathrooms and both kitchens. The outdoors was beautiful. A few large iguanas to see. A beautiful view. It truly was a dream vacation. 5 min walk to town 5 min walk to beach. I look forward to a return visit.
Great time

Family vacation saved!

More importantly choose a good host with and incredible local staff. Daniel was the resource my family needed, and Patricia was at the ready. Couldn't be happier with the accommodations, especially considering we were lucky enough to find it after choosing to leave our first location. Try Daniel's guacamole!
Casa Iguana, Akumal, Quintana Roo

The layout is perfect with places to congregate or to have some personal space. The caretaker Dani is amazing!! He was always available and willing to help! He cooked some incredible meals and was the nicest person. Patricia made sure the property was always clean! I really couldn’t imagine a more perfect place for our family!!
Best Experience In Mexico

They are more of a concierge than a caretaker and maid, they made our trip perfect. If we wanted to visit a Cenote in the area, Daniel would call a friend and get us a deal on the excursion, deep sea fishing trip, the maid Patricia's husband was our guide and for significantly less than other fishing guides (we had 3 fish on the line within 10 min). When we needed our covid test to fly back into the US, Daniel made one phone call and the local doctor came to the house and performed the tests for us. The meals Daniel and Patricia prepared left us speechless, these folk are outstand in the kitchen and we couldn't have been happier with their attention to detail. While my friends and family were sitting pool side and swimming Daniel would occasionally come up to see if we needed any more beer, water, food, anything we needed he had for us at a moments notice. One evening we went for dinner at La Buena Vida, we saw a very nice looking bottle of Tequila on the bar shelf, after buying a few rounds and being blown away by the quality of the tequila we wondered if there was any way to purchase bottles to bring home with us. That evening Daniel phoned the distillery and the following afternoon the President of the Tequila Distillery came to the house and offered us a wide variety of high end tequilas to purchase. This isn't something you're going to find at any other property in Mexico. Daniel and Patricia made our 16 day stay the absolute best vacation we've ever had. We look forward to vacationing at this property again very soon. The beach is exactly as you see in the photos, limestone bedrock, you cannot swim directly off the property, but there are white sand beaches 5 min walking distance in both directions. The house is very quiet and fairly secluded, we seldom knew if anyone was visiting the surrounding properties. I cannot speak highly enough of this property and their staff. 6 stars!!!!!!!!!

Also The staff on premises (Danial and Amilia) were very friendly and kept the property clean and comfortable. Danial cooked our fresh caught fish for us along with lots of other meals. Very good cook!

The main house is clearly nicer, but it was sooo nice to have 2 seperate living places for privacy, but still have great outdoor spaces to come together. Shop in Playa at Mega or other grocery store b4 coming up. Have a great time, don't miss La Buena Vida and Sergio at the Galleria. He paints outside his shop local scenes. Great guy. We ordered 3 paintings to be sent to us in the states. Tell him Barb and Manuel say hello. Wonderful family. We LOVE akumal.
Great for a family group

It was so pleasant, we did it again the night before we left! The staff couldn't have been more agreeable, and kept the place spotless. If we couldn't find the information we needed in the house book, Roger, Manuel or Juany had the answer. We enjoyed having separate buildings so early risers and night owls could avoid bothering one another. Look for the nightly parade of hermit crabs - fascinating!

The property is ideally located near town, La Buena Vida bar, and Yal Ku lagoon--you can't get much better than that in Akumal. The outside spaces are unbelievablely beautiful and provide an opportunity to enjoy three distinct spaces: the pool; the palapa complete with hammocks; and the garden area. The homes are well kept and the staff is friendly and helpful. The beds were very hard for my body and I ended up sleeping on my pool raft the last two nights to spare my body the agony of springs protruding into my ribs. Based on my highly unscientific survey, this house is one of the best deals in Akumal.
A Perfect Vacation

The property is like your own private resort, the staff was friendly and very helpful and we fell in love with Akumal--it was great to walk to restaurants, grocery store, beaches and snorkeling sites. We highly recommend Casa Iguana and plan to return soon.
This villa was fantastic!!!! We have stayed in 3 other places in Akumal and this one is now our favorite.

Looks like there used to be a in the downstairs room and casita room but it is gone now. Location is great, manager was great and was the on-site staff.
We love Casa Iguana! It is a beautiful property in an amazing location and we hope to come back.

Also there were some weird stains on the wall behind the television in the smaller casita. Manuel did a great job overall though and was very friendly and helpful as was the housekeeper. One other thing was that one of the fresh water jars (for tooth brushing) in the bathroom of the smaller casita was broken and the other ones were not refilled during our stay. Other than that the maid service was excellent. What a special place, we hope to be back soon!

Best Treasure in Akumal!!!
Reviewed on 2008-04-26 by Joelle C. , Frederick, CO United StatesWe took a 3 generation family vacation to Casa Iguana. the Houses and grounds gave everyone what they were looking for fron the 4 year old to the 70 year old. I highly recommend this quaint, beautiful, functional property (although there are acouple of "fall points" where a small toddler could fall through the pool area railing). We will be going back as often as we can!

Casa Iguana includes complimentary breakfast preparation from Monday to Saturday. The cost of groceries and shopping fees are additional. Professional cleaning service is included 6 days per week. Beach towels and purified water are also included.
Casa Iguana is located on the oceanfront between Akumal Bay Beach and Half Moon Bay Beach. The heart of Akumal, Akumal Bay is located an easy ten-minute stroll from the property. Here you will find great restaurants, boutiques, and dive shops. The beach of Akumal is soft white sand and is an excellent place to sunbathe and swim. Especially for those with younger children!
A quick walk in the other direction (north) will take you to La Buena Vida Restaurant and the beach of Half Moon Bay. Half Moon Bay is known for its excellent snorkeling. This is a great place to see coral and tropical fish.
Casa Iguana is situated on a large lot that has two separate structures; the main two-bedroom home and the adjacent two-bedroom casita. The most wonderful features of Casa Iguana are the outdoor living and dining areas, a swimming pool, a play area for volleyball, and an oceanfront palapa with hammocks. This is the perfect spot for taking in this amazing place.
General Layout:
Casa Iguana's main house features marble floors, granite countertops, and two ocean view terraces. The main house has two bedrooms. The master suite, located on the upper level, is furnished with a queen bed and is air conditioned. The master suite also enjoys a private ocean view terrace furnished with a table and chairs. The guest bedroom on the main level is furnished with two twin beds, which can be converted to a king-size bed (specialized frame and connection kit for a seamless fit). This bedroom is also air conditioned.
Also on the main level are the fully equipped kitchen and dining area. The living area on the upper level is furnished with a TV, DVD player and Stereo System and also contains a double futon for extra sleeping. There is wireless internet throughout the property.
The Casita, which is just to the rear of the main house, enjoys the amenities of the main house, including TV, DVD and WIFI. The Casita includes a private living area, a large and fully equipped kitchen, and two air conditioned bedrooms. The first guest bedroom (accessed from the living area) is furnished with two double beds and the second bedroom (accessed from the first bedroom, or by way of its own private exterior door) with one double and one twin bed. The two bathrooms have been updated with marble and natural stone as well. Just outside of the Casita is a large outdoor sitting and dining area. A nice retreat at the end of the day!
Casa Iguana also offers a charcoal BBQ grill, outdoor serving area and sink, and adjacent patios with dining seating for up to 12.
Casa Iguana also has a large gated driveway which affords plenty of secure off-street parking, or can also be used as a great dining/party venue for weddings and special events.
