Beautiful Villa!!!

The location was unbeatable, with direct access to a pristine, quiet beach and breathtaking ocean views. The villa was spacious, beautifully designed, and equipped with every modern comfort. The outdoor spaces, including the pool and lounging areas, were perfect for relaxing and soaking up the sun. The beach lounge chairs and bathroom towels are a bit weathered and could be replaced. Oh, and watch out for mosquitos. There are giant ones there. <br/><br/>I hired a private chef outside of the Villa as Ericka (La Coqueta) was highly recommended by the locals for providing local, fresh, GF, and Mayan dishes. Her number is +. She made our stay all that extra special as she not only curated amazing breakfast and dinner dishes, she included daily mantras on a small board for us to remember why we were alive. Her staff was attentive and ensured our dietary needs were satisfied. <br/><br/>Akumal’s charm and this villa’s luxury made this an unforgettable getaway. Highly recommend!<br/>

The home and the pool were kept very clean and property caretakers were available to help out when we needed them. The community of homes has full time security and that was good to see, although the entire Akumal area felt safe and welcoming to all of us. We took advantage of grocery delivery on a near daily basis and also appreciated that there were small convenience stores (ie 7-11) nearby for basics beside what we ordered from the grocery delivery service. Several good restaurants within a short 5 minute drive for lunch was really convenient. We also requested massage services for several of us one day and took advantage of the casita for those sessions. Since we were celebrating our birthdays (x2) that week, we requested the chef prepared dinners several nights and lunch one afternoon, all served with high quality ingredients and outstanding culinary care by Chef David and his sous chef. Highly recommend them instead of going out to dinner as most local restaurants are very busy and not typically air conditioned. The beach and patio are of the house were the big winners for our family, as we spent most of the days under the shade trees on the beach and floating in the calm, clear turquoise water with several kayaks available. We plan to return to Akumal and will certainly consider this property again!

We should have realized that when a different person was answering questions every time we sent inquiries. The worst was being told to evacuate the house for hurricane Beryl via email!!! No calls, nothing about how they could help us find a hotel (even if we were paying for it). Instead, we got a reply from someone named Zan stating something like- it’s stressful and challenging for us too but find yourselves another place to stay. Thoughtless agency with no regard for customer service

Limited English and getting excess of groceries that we had to pay for. They did the minimum they could do, which was a very different experience than when we came a couple years ago to a different house in the area. We had to request or ask for something or it wasn't done. Pool towel were not folded or laundered after each day. Food was left out on the table after meals. They did change out trash and do dishes after meals. I did feel safe and no belongings were taken. The meals were delicious. They house and casita had a great location. Very comfortable to stay in with a group of 13. The master bed could use a new mattress. Some of the linens were dirty. Water pressure was good. Overall it was a good week, but definitely could improve on the staff slide of things.

The beach was beautiful and the snorkeling directly our from the house was amazing. You are a bit isolated and will need to drive to get places but liked being off the beaten path from the more touristy areas. The caretakers were so helpful and kind. Highly recommend!

Best Birthday Trip of Our Lives!

All random knives and most were dull. a simple $100 cutlery set would make a world of difference for guests who like to cook. The cooktop burners were intermittent. The large burners wouldn’t light and when they did, they wouldn’t stay on. This was troublesome as we hired a private chef for a birthday dinner and they struggled. The oven was cumbersome to figure out. We finally got it and wasn’t an issue after that but the chef had trouble. The outdoor shower didn’t work. Again not a big deal as we had a pool but would have been nice to shower in warm water after the ocean. Again these are very small critiques. I would 100% rent this property again and recommend it to my friends.
Tips for future renters: Bring water shoes, the walk into the ocean is a little rocky but clears up as you get out. Bring mask and snorkel, the water is crystal clear and there’s beautiful coral 50’ out. Order pesos at you
The house was beautiful and very clean. Roger, Gaby, and Christina took very good care of us and helped with anything needed from transportation services to laundry. The house was very well stocked with everything a rental should be. The kitchen had plenty of supplies for your whole group. No need to buy drinking water, the house comes stocked with it. On our way we stopped at Sam’s for supplies, wish we would have taken inventory at the house first, there were a few duplicates we bought that were already supplied (sugar, coffee, etc.). The beach was beautiful, the pool was clean and beautiful (little cold though), the roof top for sun rises and sunsets was amazing. All the AC’s worked great and cooled the house quick. The balcony dining table was plenty big enough for all 10 of our party. Honestly the grounds and house was perfect for our group with the exception of a couple small critiques. <br/><br/>Things we wish were a little better but wasn’t a deal breaker. We payed for a boat to take us out to the reef and unfortunately that reef looks really sick. But the sea life and plants at the beach where the house is looks great! So many fish to see , water warm and clear. Great for swimming and snorkeling. We spent hours every day in the ocean. The pool is very nice also, but you can't beat the sea. We were mostly an older group and the only possible criticism I could have is that there are no railings on any of the stairs and the paving in the entry is very uneven. (one in our party is 90yo). The caretakers are very helpful and great cooks. We had them make dinners and we ate leftovers for breakfast and lunch. I ordered groceries with Roger before our arrival. Hoping th return next April!

Our house was perfect for our group and was well stocked and maintained by the service staff. David booked us the Santa Cruz Cenote Tour which was one of our best experiences ever with a very guide who gave us a beautiful description of the caves and cenote.

The house is amazing with the location, however, it is in need of a deep cleaning, and with construction....i never would have paid full price.

However, consider your shopping list after you decide what days to eat out, have the caretakers cook for you (they shop for what they are going to cook) or if you are cooking at the house. Bottled water, coffee filters, spices and sugar are all plentiful and included.

Find a taxi driver you trust and save his/her number in WhatsApp. We usually paid $20 for a taxi, each way, for the ride to/from Akumal, no matter how many passengers. The town is small but there are several neat shops and places to eat.
We walked to town one day on the beach. It is a long walk in my opinion and I would not recommend it for everyone. It’s over a mile.
The guide book in your house explains that a tip for good/great service from your caretakers should result in a $200-400 tip. Be prepared because we ended the week with barely enough cash to tip them with as this was not noted anywhere else.
The house is beautiful and steps from the beach. The pool is right out the back door and was our primary choice due to the seaweed that builds up each day on the shore. Dedicated workers are constantly carting it off but it is endless. Kayaks and paddle boards are provided. The beach sand is nice but doesn’t extend very far into the water so water shoes are a must.
The property is very clean and updated. For maximum relaxation, ask the caretakers (Gaby and Christina) to do your shopping and cook for you. For nine people we spent $950. This included 2 meals per day for 5 days. When we went out to Taverna or Lol Ha (both delicious) the bill was around $450 for 9 people. Granted this included drinks, dinner and dessert.<br/><br/>Order your groceries online and have them waiting when you arrive. Learning curve was the only issue. Should have rented a car, the taxis were very expensive until we found one that was reasonable at the end of our stay. When I finally contacted Katie about using our cell phones, that issue was resolved. The walk to Akumal along the beach was longer than we were told, plus the rocky sections required shoes. Now a bit smarter, we will definitely consider staying there again. Loco ****** service and support was excellent.

The hosts, one being Gavi(sp) were amazing, along with the food and drinks they prepared for us two of the nights we were there, including check-in. The beds were comfortable. The home was clean when checking in and cleaned every day. We will definitely recommend to friends heading to Akumal. Thank you for everything Casa Texana, we had the most amazing stay!!
Casa Texana Did Not Disappoint!

We do recommend that you have water shoes as areas of the beach are very rocky. Gabriel and Christina (house maintenance/cleaners) were amazing. The kitchen is well stocked with lots of dishes, kitchen gadgets, etc. A couple of minor issues while there but nothing that would warrant a lower score. Guest support/services could have been a little more proactive but we managed to find some great restaurants and beach bars in close proximity on our own. Definitely worth checking out. We will be back!

Casa Texana is the ideal villa for a luxury holiday on the beach. Standing on a white sandy beach with an elegant pool, creating a stunning retreat that you’ll rightly never want to leave. Ripped straight out of an architectural magazine, Casa Texana is a tropical getaway filled with thoughtful little details that put this villa over the top.
Walk through domed brick archways to the terrace outfitted with authentic Mayan stone carvings and a centuries-old Chac-Mool statue. The grandiose kitchen is outfitted with new appliances, a custom bar, and wine refrigerator. An outdoor grill is a perfect spot for a cookout. Three TVs, two stereos, and an iPod docking station ensure you’ll never be bored or lacking the soundtrack for your epic stay at Villa Texana.
Cook service: the caretakers are available to cook for US$650/week for up to 8 people, for 2 meals a day (breakfast and lunch or breakfast and dinner) from Monday to Friday. The cost of food, gratuity and shopping fee is not included. Each person over 8 guests is $80 USD extra.
