Excellent views, quiet beach, good snorkeling
Reviewed on 2024-12-31 by Michael T. , Woodinville, WA United StatesIf you're looking for a peaceful beach with very few people, a calm bay, and a good house reef for snorkeling, this is the place. <br/><br/>The outdoor living space for Unit 6 is HUGE; we spent most of our non-beach and non-touring time out there. Because it's on the second floor and the area felt so safe, we were able to leave the doors and windows open all day for a cooling breeze.<br/><br/>The unit itself could use a bit of updating and some less harsh lighting, but that really didn't detract from the incredible view and proximity to good snorkeling.<br/><br/>Akumal Direct staff are amazing; they consistently answered all my emailed questions in advance of our stay, usually within hours or less.<br/><br/>The property manager at Seven Seas, housekeeper, and groundskeeper were also fantastic. We had groceries delivered in advance of our nighttime arrival, and the property manager took care of putting everything into the fridge and freezer that needed to be.<br/><br/>In short, if you prioritize quiet, proximity to the beach, safety, and good snorkeling, this rental is a no-brainer. You won't regret it.
Our 7 Seas vacation

There is one restaurant within a short drive. All in all an enjoyable stay.
The pool was a nice temperature and well maintained by Freddie. The beach was very nice, didn't snorkel though. Went kayaking which was very enjoyable. On site manager Miguel was very helpful and friendly. The main living area was a little tight and the furniture seemed cumbersome for the space. The unit as a whole is somewhat outdated. Some of the electrical outlets were unusable due to their configuration. It was great <br/>having A/C in the bedrooms but not having it in the main area was brutal for the first few days when the temp and humidity were through the roof.The outdoor space was huge and a good place to hang out. There is one restaurant within a short drive. All in all an enjoyable stay.

Seven seas #6 fantastic

The beds are comfortable and ac works great. No ac in living room but not needed with the great ocean breeze that flows thru it. Location is a quit community close to akumal bay and chemuyil. The pool is the best private pool in the area, refreshingly cool. The condo is directly on the beach. The beach is nice and walkable you do need water shoes To go in ocean, rocks are smooth and easy to walk across. management is well run by miguel escalante and his staff. The area is very safe and private. If been going to this area for over 20 yrs and it one of the few areas that has no changed and became commercial. Can’t wait to go back it’s my happy place

Sea Turtles, sand, and sunshine!

The house keeping, grounds keeper and manager are lovely people and were always ready to help. Great location in South Akumal! And the bonus is the Sea Turtles were nesting every night on the beach!

Gorgeous rental, Wonderful experience in Akumal

Could not have asked for more. Akumal Direct also provided additional concierge so anything that was needed was available, boat rides for snorkeling and fishing, monkey sanctuary, car rentals, dinner reservations, chef service, amazing... The location is perfect. Restaurants close enough but far enough away. What a dream vacation spot, Thank you.

High times at the Seven Seas!

The property manager, Miguel, is a very special person who goes out of his way to make our experience memorable and his staff keeps the property in top shape. Would recommend the Seven Seas to anyone looking for a peaceful, relaxing getaway. The turtles laying their eggs on the beach is just a cherry on top.

Wonderful But Noisy Neighbors

The condo was clean, spacious and has an amazing view to the reef where the walk-out snorkeling is fantastic. Adjacent properties are very close and late night parties can easily become an issue for the neighbors if rental rules are not enforced. This seriously affected our last 3 of 27 night stay and we returned home exhausted because of it.The on site manager did his best to deal with the abusive noise behavior but the villa owner and rental agency should have looked after this situation or perhaps not rented to 6 twenty year olds. Quiet Akumal South?..Not always.
Restful in Akumal

If we were to go again we would probably do less sight seeing, and enjoy the property more. The management is concierge level from booking through followup after getting home. Don't hesitate to book here.

The locale is excellent for snorkeling and there are sufficient numbers of restaurants for evening meals when you decide not to cook in the unit. We would recommend this unit to anyone that is looking for a quiet get-away, far away from the big commercial resorts!!

No repairs or updating were evident in this unit. Towels a couple of days were quite "raggy." Overall fine - quiet beach is appreciated. We like Seven Seas, but may try a different unit.
We loved the manager, the condition of the property, the safety and beauty of the location, and the fact that we were close to Akumal and could walk there easily, but were away from the hubbub of it. The only negative of the location is the rockiness of the water entry. It is lovely to look at, and the condo is right on the sandy beach, but it is not a good place to walk into the water to swim, or to play in the surf. We drove to Tulum or Akumal for the kids to enjoy their lovely beaches. I would still recommend the property, and would stay there again myself, but other travelers should know that the water entry in front of the condo is not smooth sand, although the beach itself is pretty and sandy.

We want to go back for Thanksgiving, money permitting. The beach is great for enjoying the sun and sand and awesome snorkeling right out your front door. It is not conducive to swimming or playing in waves. But, a nice change from the beach we stayed at the week prior. Snorkeling was awesome and the condo was spectacular, we had #6 and it was clearly the best one because of the huge deck right on the beach and the size. Best place we've stayed in 3 visits to Mexico.

South Akumal beach - Akumal Sur [48]With a 60 foot wrap around deck overlooking the sunrise on the Caribbean and direct water views from every room this condo allows you to enjoy the beauty of Akumal every second you are there.
A beautiful and consistent ocean breeze fills this well appointed unit at all times. A new kitchen – new counters, sink, refrigerator, microwave, and reverse osmosis (filter water through the sink and refrigerator) all done late 2020. All upholstery (couch, chairs and stools) has also just been redone making the condo feel brand new complemented by a new 50 inch smart TV With one of the largest decks in Akumal ( 60 ft ) , you can enjoy dining outside, lounge in the hammock, relax in the outdoor living area all on the second floor with privacy and a view second to none. There is also complementary housekeeping 6 days a week and concierge service on property.
General Layout: Seven Seas #6 is a second level condominium located in South Akumal, just 2 miles south and 15 minute walk to Akuma Playa. This unit has a private entrance that takes you to a main entry which is bright and opens into main living area which includes a large ocean facing sitting area, well furnished with oversized rattan furnishings, dining area with seating for eight, and the well equipped and newly furnished very workable kitchen with breakfast bar. The main living area is also equipped with a 50 inch smart TV.
From the main living access the terrace via sliding glass doors. The view is unforgettable, looking out through coconut palms to a perfectly turquoise sea. The terrace is well furnished and very private, blurring the line between outdoor and indoor living spaces.
To either side of the living area is the master suite and guest bedroom. Both bedrooms are private, with direct ocean views and their own terrace access, AC, and private bath. There is also a queen size inflatable air bed available for US $25/night to accommodate a 5thor 6th guest.
The master suite is very oversized with a large and comfortable sitting area of it's own.
- It is furnished with a king bed and again, enjoys it's own direct ocean view and terrace access. You hear the ocean and feel the breeze while you sleep and can watch the sunrise from your bed.
- The guest bedroom is furnished with a king bed, which can be two single beds, as best suits your needs. This bedroom also has a direct ocean view from each bed.
The Setting: Seven Seas enjoys large and private grounds. A large swimming pool( with kids section) is located on the beachside of the property. It is designed to be enjoyable by all guests of the Seven Seas Units and furnished with a pool side table and chairs and chaise lounges. From the pool follow the path just a few steps to the sandy beach where you will find shade palapas, additional chaise lounges and a soft sandy beach, easy for swimming and snorkeling.
The snorkeling here is excellent and easily accessible for all skill levels. Five sea kayaks are also for guests to use. The bay here is well protected by an outer barrier reef keeping water calm and enjoyable for snorkeling, kayaking and other activities. Outdoor showers are also available for rinsing off when coming out of the ocean.
Seven Seas is on a South Akumal street located less than five minute drive or 20 minute walk to Akumal proper with 5 outdoor restaurants and shops. Seven Seas is 1.5 miles to PGA Golf, 15 minutes to Tulum and 20 minutes to Playa del Carmen. It is an exclusive, safe, small gated community of privately owned beautiful beachfront villas. The beach is pure white sand often quoted as the best in the area. 24 hour security is present adding to your complete comfort and ability to relax.
