Nikte 1 is a beautiful ground-floor residential condo in Akumal’s most recent luxury beachfront condominium. This newly constructed 3 bedroom unit includes all the modern amenities and comforts of the home. The elegant living room has floor-to-ceiling glass doors that lead to a furnished beachfront patio overlooking the oceanfront swimming pool.

The open floor layout offers ocean views from all the kitchen, dining, and living areas. The kitchen is fully equipped with modern appliances, granite countertops, an island table with bar-style seating for 3, and a large dining table. 

The master bedroom features floor-to-ceiling sliding glass doors and a stunning view of Half Moon Bay. This room has an en-suite bathroom, a queen-size bed with a twin trundle to sleep 3.  The floor-to-ceiling glass door opens to a furnished beachfront deck for sunbathing and outdoor gatherings by the pool. 

The second bedroom has a beautiful and convenient Queen-size bed with a twin-size top bunk and twin trundle that comfortably sleeps 4 guests. This guest bedroom also has an en-suite bathroom and a small private garden area with seating for a breath of fresh air.

This condo’s third bedroom is a lock-off studio with a kitchenette and independent entrance allowing this unit to be used as a 3, 2, or 1 bedroom vacation rental. A great value for families and friends traveling together including housekeeping twice a week.

Nikte 1 guests are provided with housekeeping twice a week allowing them to enjoy their vacation time even more. Only a short stroll on the beach to some of the best beachfront restaurants nearby or walk down Akumal road to Yal-Ku Lagoon, Akumal Bay, and downtown Akumal for more dining options, stores, dive shops, and fun for everyone.

KINDLY NOTE: During the summer months, south winds may bring Sargasso Seaweed to some beaches throughout the Caribbean, including the Riviera Maya. Please know that our onsite teams work very hard to ensure the best possible beach conditions for your stay. As a consideration, you may also see special seasonal discounts applied during the summer months.

We have a great list of activities and adventures completely unaffected by the arrival of sargasso that we would love to share with you. Fantastic stay! We had such a wonderful time. Highly recommend visiting Akumal and staying here. There is so much to do and see in the area. The Akumal Direct team was amazing! They were there to help answer any questions, resolve issues quickly or provide recommendations. We did rent golf carts and highly recommend if traveling with young kids. The condo had everything you could need for your stay. The beach had a lot of seaweed unfortunately but that was to be expected. The Akumal Direct team recommended a beach a short taxi drive away that was stunning and free of seaweed when we went. I recommend the cenotes nearby as well. Green Eyes across the road was excellent at arranging taxis, even on short notice. The condo pool was cleaned every morning. So nice to have direct access right outside the unit.

it's hard to put into words how much we enjoyed staying here. the condo was very clean. it had all amenities you could ever need. not to mention you open your door directly onto the pool/beach! everything you want, bars, food, small gorcery store and things to do are really in walking distance from the condo. the property manager was spot on everyday and anything we needed he was there. a frying pan was broke and he brought one over the next day. a hair dryer stopped working and had one the next day. Guadalupe came every morning and did such a great job cleaning up the condo. she was amazing. the only thing I can comment on, that isn't really a super huge issue, is the beds are really stiff. other than that you can book this please and ease your mind knowing you'll have a great time and be well taken care of!

This property was incredible. Bring on the first floor with a patio, the pool, and the ocean right in front of you was perfect. The only real qualm to be had with the property itself was that there are like 10,000 light switches, so it's not easy to figure out or remember what controls what. There's a little mini-market right across the street behind the building. This place was the absolute best. Great amenity. The really bad thing about the experience had nothing to do with the property per se. The Sargazo seaweed. The listing warned of the possibility, and my wife and I had experienced it before on our last trip to Riviera Maya. We booked last minute and tried to use online tracking maps to avoid it, but there was a ton of Sargazo on the beach when we arrived. Again, no fault of the property's, but the beach was unusable, and it definitely killed the mood to a degree. This is our second time in a row visiting Riviera Maya during the summer. Next time we may try to go during the winter to try and avoid the Sargazo.

This was our fifth trip to Half Moon Bay. We have stayed at other condos, but if you need a third bedroom, Nikte or Nikte-Ha, next door, is the place to stay. We stayed in Unit 1, which is on the ground floor. You can walk outside your bedroom right past the pool and onto the beach, about 75 feet away. You are close to most restaurants, although if you continue down the road to the second condo complex, they have a office that rents golf carts. Alejandro is the man to see. He has newer powered golf carts and the cheapest price. Deal direct with him to save money. Renting a golf cart lets you do over the bridge to the old town. Many Mom and Pop restaurants and sidewalk cafes. They have a market to buy fresh fruit which you really can't on the ocean side of Akumal.
We just love this area. Laid back, you can snorkel right off your condo, and restaurants within walking distance. We went in the off season, late October, and many times you could look up and down the beach and maybe see five people. If you like laid back, this is the place to go. If you like the nightlife and parting to 2 am, head to Cancun or Playa.

Recently visited in April for a friends trip. Ground floor is perfect for walking right out to the pool. Three bedrooms, three bath, tons of space. Right across the street from convenience store which was a plus for picking up a quick drink or snack. Large couch and cable tv was perfect for a rainy afternoon or a siesta. April weather was perfect - warm but not blazing hot, only one rain shower, and no bugs.

Property management company was easy to book with and available throughout our stay if needed.

Nicely furnished ground-level, beach front condo with unheated swimming pool. Tankless water heater gives unlimited hot water. Grounds maintained daily. Has Washer/Dryer, and serviceman attempted to fix washer without success.Electronic ignition on stove inop, so requires lighter. TV was Netflix and Amazon Prime, but no network channels. We brought our own Firestick to get those channels

This condo was great! We were 3 couples and the condo was a great fit for us. The location is good proximity to food and the store just across the street. Anything we needed Scott and his team were there for us. Guadalupe was there everyday to tidy up or anything else that needed attention.

From booking the trip to concierge services to property management, everything was easy and amazing. The location was beautiful, right on the beach, and we were always asked if we needed anything. The property management company was amazing and always available.

Amazing experience from start to finish. I travel a lot and have pretty high expectations. Akumal Direct was AMAZING in all regards: upfront communication was perfect, checkin was ridiculously fast and easy, the condo was gorgeous and well equipped. All around fantastic. Thank you!!

Lugar excelente para descansar y estar con la familia, la bahía muy bonita diferente a las demás playas de la Riviera. Desafortunadamente el sargazo en su mayor expresión y eso complicó un poco.
